MINUTES –September 17, 2025

Directors Present:

Bob Keegan-President, Llynne Ryniker-Treasurer, Koa Muchekehu-Lavery-Secretary, Shaun Hunter-Vice President

Meeting was called to order at 6:50 pm

Homeowner Open Forum

Discussed recording the “meeting” discussion and using AI, so nothing is missed.  Attendees need to give permission for recordings.

Previous Minutes:

Meeting minutes reviewed and approved via e-mail. 

Treasurers Report:

July-Aug 2025 financial statements reviewed.  Pre-lien notices will be mailed out again before we file liens on members with balances over $500.00.  Potential liens will be discussed at a future meeting.

Solar/Roof Expansion

Discussed expanding roof.  Bob will give homeowner, Ziggy, contractor information so Ziggy can assist with gathering more information regarding the project.

Maintenance:

Trash: Republic Services has been hired to remove the HOA’s trash starting in Sept 2025.  The pickup day is Monday and all cans need to be set out on Osoyoos Way.

Brick repair: Some of the brick pillars need mortar.  Ziggy will ask a general contractor about possibly doing this job.

Pool Surface: There are rough spots on bottom of pool.  Koa will ask Baron if we could install a fiber glass bottom in the future.  HOA could hire the underwater diver to smooth out the rough spots for the upcoming year.

Tree Removal: HOA won’t have the tree, on SE corner of park, removed since a tree expert stated that it is healthy.   Bob will provide contact information for an arborist so that we can trim the large trees.

 Possible Water Leak: There has been too much water on the SE corner of the park.  Koa will let Diane know if the planters are still being flooded.  The landscaper recently stated that he had turned off the water in that area and he said it would dry out.

Misc

  • Post Election documents were mailed in Sept.
  • Deck repair tabled.  If repairs are needed, they would not be done until the spring.
  • Oct meeting is scheduled for 10/15/2025 at 6:30pm at the pool.
